Home Information Pack (HIP):
This includes an Energy Performance Certificate and optionally a Home Condition Report.

Energy Performance Certificate(EPC):  
Building materials, insulation, heating appliances and lighting are assessed, together with specific dimensions and areas of the property.  With the relevant data we produce an energy report and performance certificate.   This can be attached to the HIP,  alternatively it can be produced as an independent report.

Home Condition Report (HCR): 
Attached to the HIP, this provides an assessment of the various elements of the property and advises the potential purchaser as to any defects and whether repairs are urgent or otherwise.



Homebuyer Survey:
Set out in a standard format defined by the RICS (Royal institution of Chartered Surveyors) this survey is primarily designed for conventional properties built within the last 150 years that are in apparently reasonable condition.   

It focuses on essential matters that are of an urgent and significant nature, including: Movement, Timber Defects and Damp and provides an overview of the condition of the entire property.  This report also provides market and building insurance valuations with associated advice.

Building Survey:
Recommended if the property is in obviously poor condition, of an unusual construction or over 150 years old.   Every aspect of the property is inspected and reported upon in detail.  This survey is normally tailored to the client’s individual requirements.

Schedule of Condition:   
It is recommended to record the condition of a property before entering into a lease, to avoid disputes at a later date or when the lease comes to an end.  The schedule of condition provides a framework in order to assist the landlord and tenant in restoring the property to its original condition.
